Maintenance Request Instruction

Kajuka Properties is proud to offer general maintenance and repair services.  Areas that require specialized licenses or insurance are performed by qualified business partners who have been vetted and reviewed. In the event you need maintenance that requires specialized repairs, please follow the guidelines below. In many cases, repairs can be avoided by eliminating simple issues.

 

Step 1 ---- What Type of Issue are you having?

Plumbing 

Clogged toilet - Plunge if possible

Clogged sink/tub/shower - ensure it is not a hair clog directly in the drain.

No hot water - check to ensure there is cold water.  check other faucets in the property, do they have hot water.  ensure the water heater is switched on.  ensure the circuit breaker is in the on position. 

No water - contact the county to ensure there are no billing issues.   check the water turn off at the street.  check the main house turn off if there is one.

Electric 

Light doesn't work - change bulbs, multiple if necessary, and ensure all switches on are in the on position (including motion light switches), if lights are battery powered replace.

Outlet doesn't work - try multiple devices to ensure not a bad cord, ensure all light switches are in the on position.

Ceiling fan wobbles - re-position fan weights

Appliances

Washer Dryer - is the dryer vent clogged, is the washer or dryer showing an error code.

Refrigerator - is it plugged in, is it showing an error code, unplug for 5 minutes and replug in to reset the computer. 

Oven/Stove - is it plugged in, are there specific burners that aren't working.

Microwave - is it plugged in

Air Conditioning

Thermostat not on - replace batteries

AC not cooling - check drain line and safety switch for clogs, check doors and windows are closed

AC turning on/off every few minutes - check drain line for clogs

Windows condensate - ensure all windows are closed

Other - Create a maintenance request and we will be in contact as soon as possible.

Plumbing

examples of what you are responsible for - Hair, toys, baby wipes, 'flushable' wipes, feminine products, abused hardware (unworn broken hardware), unpaid water bills, etc.

examples of what the owner is responsible for (unless noted) - collapsed pipes, roots, worn out hardware for toilets or water heaters, etc.

 

Electric

examples of what you are responsible for - Lightbulbs, abused hardware, unbalanced fan blades, unpaid electric bills, etc.

examples of what the owner is responsible for (unless noted) - blown circuit breakers, breaker boxes, entrance into the house, switches and outlets if worn out, non functional fixtures, etc.

Air Conditioning

examples of what you are responsible for - abused hardware, unpaid electric bills, clogged drain lines, clogged safety switches, opened windows, mis understanding of thermostat, etc.

examples of what the owner is responsible for (unless noted) - Air Handlers, Air Compressor, Thermostat, worn parts, etc.

Appliances

examples of what you are responsible for - clothes dryer vents cleaned, clogged dishwasher drains, clogged clothes washer drains, abused machinery, requests for upgraded functionality, etc.

examples of what the owner is responsible for (unless noted) - faulty equipment, worn parts, etc.
